Terms and Conditions - Break Free from Airbnb
By purchasing a Break Free from Airbnb package from ACL Hospitality, you agree to the following terms and conditions:
1. Scope of Service
ACL Hospitality provides a one-time setup service for your short-term rental listings on selected booking platforms (e.g., Airbnb, Booking.com, VRBO etc) and integration with a channel manager. Services include:

This package includes the following:
Onboarding call with Alison to discuss your business requirements and the best Property Management System and channel extentions for your business
Setup of 1 listing on 2 channels
Setup on a property management system that includes a channel manager, and connect to channels
Tips to optimise your listings on the channels
Setup of the direct booking website from the property management system - this is a basic website that has basic seo possibilities, and is limited to what the PMS offers on the website. Generally a front page, and listing page
A tutorial on how it works, plus recording of the tutorial so you can go back and review
Break Free from Airbnb Pro
This package includes the following:
Onboarding call with Alison to discuss your business requirements and the best Property Management System and channel extentions for your business
Setup of 1 listing on 2 channels
Setup on a property management system that includes a channel manager, and connect to channels
Tips to optimise your listings on the channels
A wordpress website to include the following:
2 pages - Home page and contact us page
Blog - the blog will be setup for you to edit, but does not include any content
Listings page with booking widget
Terms and conditions page, cookie and GDPR policy banner, privacy policy
Basic seo (Meta descriptions, Alt tags etc)
A tutorial on how it works, plus recording of the tutorial so you can go back and review
Wordpress website has monthly hosting fees of $15 per month (includes weekly plugin updates, price may be subject to change)
Additional listings incur additional cost as outlined
Ongoing listing management, guest communication, and pricing strategy are not included unless separately agreed upon.
2. Client Responsibilities
You are responsible for:
Providing accurate property information and access to required accounts
Approving final listing content
Managing your listings after setup (including guest inquiries, calendar updates, pricing, and policies)
Subscribing to and paying for any third-party tools or platforms (e.g., channel managers, booking platforms)
Purchasing your own website domain, if required
ACL Hospitality is not responsible for changes made to your listings after handover, or for any incorrect information provided.
3. System and Platform Limitations
ACL Hospitality uses third-party platforms and tools (e.g., channel managers, OTA platforms like Airbnb, Booking.com) as part of the setup process.
We are not liable for:
Technical issues, errors, outages, or policy changes on any third-party platform
Software bugs or delays in channel syncs, calendar updates, or platform-specific problems
Booking errors caused by client-side changes or mismanagement post-setup
We will provide guidance to help you resolve any issues within our scope, but cannot guarantee or be held responsible for the functionality of third-party systems.
4. Booking Platforms
Each platform (e.g., Airbnb, Booking.com, VRBO) has its own terms, fees, and policies. You are solely responsible for understanding and complying with them.
ACL Hospitality is not liable for:
Platform account suspensions, penalties, or guest issues
Booking platform terms of service violations or policy breaches
Guest behaviour or booking cancellations
5. Support
Email support is available for 14 days after completion of your setup. Any additional training or troubleshooting beyond this period can be provided as a separate service.
6. Payment & Refunds
Payment is due in full before services begin.
Due to the nature of digital and consulting services, all sales are final and non-refundable once work has commenced.

7. Limitation of Liability
To the maximum extent permitted by law, ACL Hospitality shall not be liable for any direct, indirect, incidental, or consequential damages resulting from:
The use or inability to use the services provided
Errors or omissions in your listings or bookings
System failures, downtime, or integration errors
Your use of the service is at your own risk, and you agree to hold ACL Hospitality harmless from any claims arising from the setup process or use of third-party tools.
8. Photo Usage and Licensing
You must provide permission to use all photos, logos, or media submitted for use in your listings. By sharing photos with ACL Hospitality, you confirm that:
You own the rights to the images, or
You have received appropriate permission or licenses to use them for commercial purposes on third-party platforms
9. Changes to Terms
ACL Hospitality reserves the right to update these terms at any time. The most current version will be provided to you at the time of booking.
